Fire Protection System Inspection Scheduling

The Importance of Fire Protection System Inspection Scheduling

To comply with NFPA guidelines and local codes, your building’s fire alarms and sprinklers must undergo routine inspections and tests. Keeping track of these service schedules can be difficult due to differing regulations and system types. The Authority Having Jurisdiction (AHJ) dictates the precise inspection frequency.

Fire protection system checks are categorized as inspections, which are visual assessments of system condition, and testing, which are physical evaluations of system functionality. Fire sprinkler systems require inspections and tests at frequencies ranging from weekly to annually.

Fire Protection System Inspection and Testing Frequencies

Fire Sprinkler Inspection Scheduling

Your fire sprinkler system is subject to scheduled inspections and tests on a weekly, monthly, quarterly, semi-annual, and annual basis. Here are the recommended schedules for your fire sprinkler system.

Weekly Tasks

There should be a weekly inspection of gauges in dry, deluge, and pre-action sprinkler systems.

Monthly

Each month the gauges of your wet pipe sprinkler system should be inspected.

Quarterly

Fire department connections, water flow alarm devices, valve supervisory alarm devices, supervisory signal devices, control valves, and hydraulic nameplates must be inspected every quarter. Similarly, fire sprinkler mechanical devices require quarterly functional testing.

Semi-Annual Inspections

Vane and pressure switches should be tested on a semi-annual basis.

Annual Inspections

Each year, inspect hangar and seismic bracing, pipes and fittings, information signage, and spare sprinklers. Also, perform a complete test and tagging of the fire sprinkler system, encompassing water flow, fire pump, antifreeze concentration (if applicable), alarm, and dry, deluge, and pre-action valve trip tests.

3 Year Inspection

Dry and pre-action sprinkler systems need to be tested for leak rates every three years.

5 Year Inspection

The internal sprinkler piping and gauges should be tested every five years. Any sprinklers that are exposed to high temperatures, weather, or other harsh conditions should be replaced every five years.

15 Year Inspection

Dry sprinklers should be tested and or replaced after 15 years of use.

20 Year Inspection

Fast-response sprinklers should be tested and or replaced after 20 years of use.

Fire Alarm Inspection Scheduling

Your fire alarm system is subject to similar scheduled inspections and tests on a weekly, monthly, quarterly, semi-annual, and annual basis. Here is the recommended scheduling for your fire alarm system.

Weekly

Each week fuses, LEDs, power supplies, and any other control equipment should be inspected for any problematic signs.

Monthly

Your fire alarm batteries and power supplies should be inspected on a monthly basis.

Semi-Annual Inspections

Twice a year, flow switches, tamper switches, and backup batteries must be functionally tested, and initiation and notification devices must be visually inspected.

Annual

A comprehensive annual fire alarm system inspection and testing should encompass all components, including horn/strobes, pull stations, detectors, flow switches, control panels, battery/backup power supplies, voice evacuation equipment, and communication with the monitoring center.
